Kirkdale, Liverpool
Challenge
To construct 25 residential properties on a former brown-field site including demolition of indiustrial buildings, plus extensive site remediation and materials recycling.
Response
Close liaison with the local authority environmental agency and the NHBC environmental office to remediate the site.
Successful containment and disposal of contaminated material arising from the site's previous use as a tannery.
Demolition of all existing structures.
Results
This site was successfully developed with the assistance of the relevant authorities, with all sales achieved prior to construction completion.
Case Study Two
Lupton Street, Salford
Challgenge
To construct 54 apartments with underground car parking. The scheme overcame many difficulties which required careful consideration and planning prior to commencement such as the site being bounded by a one way traffic system together with surrounding residential developments and law courts.
Response
Road closures and traffic management systems to evaluate and implement prior to commencement.
Diversion of major services including electricity, gas and telecoms.
Consultation with adjacent property owners regarding access and egress together with environmental issues namely noise and dust generation.
Results
Despite the above difficulties and thanks to co-operation with and from the local authority and community, the apartments project is on time and within budget, at the time of going to press. In addition, 80% of sales were achieved within 3 weeks of opening the new development to the public.
Case Study Three
Market Street, Stalybridge
Challenge
To construct 36 new apartments whilst retaining a listed Victorian facade on Market Street, Stalybridge. This required:
Preservation of an elegant period facade overlooking a one way busy street and tying into the new development.
Skilled demolition within a small area surrounded by other buildings.
Timely completion of preservation and demolition works to allow for reconstruction to begin.
Response
Due to the uncertain nature of the substrata, piles to depths of 30m were used, as well as reinforced canilevered foundations.
The five-storey steel-frame superstructure was brick-clad to match the surrounding buildings.
Results
Despite the technical challenges, the proposed 16-month demolition and construction works were completed 1 month ahead of schedule and well within budget.
The development gained local approval as being entirely in keeping with its period surroundings.
